Talking Points to Address S&P/Case-Shiller Home Price Statistics

Atlanta home prices down in 2007, but only by 1/3 of the national average.

The latest S&P/Case-Shiller home price statistics-which are issued monthly and track the nation's 20 largest metro areas-were released this week. To view the latest release, click here.

In the top 20 markets, the media portrayed only the negative findings of the report, that overall home price statistics showed a 9.1 percent decline in 2007.

However, a closer examination of the data shows that home appreciation rates varied among the nation's top markets, and collectively showed an increase in value by nearly 85 percent since January 2000. This reaffirms that over time home prices will stabilize and then move upward with the next recovery.
